What is Texas SAE and who needs it?
Texas SAE (Sales Apprentice Education) is the post-licensing requirement for newly licensed Texas real estate sales agents. Before your first license renewal, TREC requires 270 additional qualifying course hours plus two Legal Update courses (4 hours each). All sales agents must complete SAE before their first renewal.
How many hours does Texas SAE require?
Texas SAE requires 270 total qualifying course hours plus Legal Update I (4 hours) and Legal Update II (4 hours) — 278 hours total — before your first sales agent license renewal.
When must I complete Texas SAE?
All SAE coursework must be completed before your first license renewal, which occurs approximately 24 months after initial licensure. TREC will not renew your license without SAE completion documented.

What happens if I don't finish Texas SAE before my first renewal?
TREC will place your license in inactive status, and you cannot perform real estate activity until you complete SAE and reactivate. Your sponsoring broker cannot pay you commissions during this time. Complete SAE early to avoid business disruption.
